JAMES TOD

FOUNDER + PRINCIPAL

Over the last twenty years, James has built an extensive network across key private and public organizations, civic authorities, and community groups. He founded JTA Development Consultants in 2012 as a grassroots, full-cycle real estate development management firm focused on complex zoning, mixed-use housing, and office projects. James has also led initiatives including advising on Vancouver's 10-Year Housing Plan, and currently sits on the Vancouver Renters Advisory Committee and the UDI Rental Housing Committee.

He oversees all active JTA Development Consulting projects. Together with his team, he has led several master plans and brought hundreds of strata, rental residential, and commercial spaces to occupancy. JTA currently has approximately 2,800 residential units and 2.0 million square feet of commercial, office, hotel, and light industrial space underway, across all phases of development throughout Canada.

ANDREW HAWRYLUK

ASSOCIATE

Andrew joined JTA Development Consultants in 2017 and became an Associate in 2023. He has led a number of complex mixed-use projects from rezoning through occupancy.

His most recent project, Alba Hastings Sunrise is located at 377 Penticton Street at E Hastings, is a 157 unit secured rental mixed-use project with ground floor commercial that will include a new London Drugs and Fresh St. Market.

His contributions also include leading a four-storey concrete mixed-use strata housing project with a new Fresh St. Market at grade designed by MCMP Architects, and a six-storey, mixed-use, secured market rental project at 360 Penticton Street in the Hastings-Sunrise neighbourhood of Vancouver, developed with Studio One Architecture, which achieved occupancy in October 2023. Andrew is currently leading projects in the Broadway Plan area and is also heavily involved in planning and housing initiatives across the region.

BREANNA MARTIN

SENIOR DEVELOPMENT MANAGER

Breanna has been with JTA Development Consultants since 2020, becoming Senior Development Manager in 2025. As lead on a number of complex mixed-use, secured rental, and market housing projects throughout Vancouver, she has become a recognized figure in Vancouver's building industry.

She has contributed to and currently oversees projects including 2525 Renfrew Street, a mixed-use project by GWA Architects that received occupancy in May 2025, and 5504-5516 Victoria Drive, a secured rental mixed-use project where she acts as applicant; it was successfully rezoned in 2023 and will break ground later this year.

Breanna is also leading rezoning proposals in Vancouver's Broadway Plan, including an application at 2225 W 8th Avenue, which received approval at Public Hearing before Vancouver City Council in April 2025.

NIXON TSANG

DEVELOPMENT MANAGER & SENIOR ANALYST

Nixon brings a wealth of experience from his previous roles at Altus Group and RE/MAX, specializing in industrial and multi-family properties. He has led valuations exceeding $7 billion, applying advanced financial modeling techniques to support strategic decision-making. His expertise in valuation and development coordination strengthens project feasibility assessments and ensures outcomes align with stakeholders' vision.

Nixon is currently leading several projects involving complex rezonings, OCP amendments, and the repositioning of key client assets across British Columbia and Alberta. These include a mixed-use rezoning application for a mid-rise strata and commercial building in Vancouver's Fairview Slopes neighbourhood, as well as a mixed-use low-rise rezoning at 1625 Nanaimo Street that will see the return of the beloved Song Huong Restaurant, with secured rental housing above which received rezoning approval and applied for Development Permit in September 2026.

AIGO NG

PROJECT MANAGER, CONTROLS

Aigo joined our team in 2023 and was promoted to Project Manager in 2025, where he provides key leadership and facilitation of controls for construction schedule, budget, and financing on key mixed-use rental projects. 

With a background in development consulting in Hong Kong — where his work involved careful project feasibility and site analysis, including the preparation of pro formas, budgets, and schedules — Aigo has seamlessly integrated into JTA Development Consultants. His knowledge and assistance have played a pivotal role in supporting the rapid growth of both our organization and its projects.

He is currently leading mixed-use secured rental projects at 1247 Kingsway which achieved full occupancy in August 2026 and 3532 East Hastings Street currently in construction with anticipated occupancy November 2026.

RYAN PIERCE

DEVELOPMENT PLANNER, ENVIRONMENTAL SPECIALIST

Ryan brings a background in environmental and land-use planning to JTA Development Consultants, where he supports a wide range of development and rezoning projects across Metro Vancouver. With experience in regulatory review, community planning, and environmental assessment, he helps guide projects through complex permitting and approval processes, ensuring clarity and collaboration remain at the forefront.

Ryan is especially interested in connecting environmental insight with the practical realities of urban development, and enjoys mentoring emerging professionals who are passionate about planning and sustainable growth.

EDWARD WANG

PLANNING COORDINATOR, PERMITS

Edward joins our team as a Planning Coordinator, bringing experience managing projects ranging from 6-storey residential apartments to commercial tenant improvements. His previous work spearheading niche projects in volumetric modular and mass timber construction has given him valuable insight into the regulatory requirements surrounding novel construction methods. Edward holds a Master of Urban and Regional Planning (MPL) from Queen's University, rounding out a strong academic foundation in planning to complement his project experience.

Edward is facilitating 2005 E 40th Avenue which is launching into detailed design and working drawings that expects to break ground in Q1 2027. This is a mixed-use 6-storey secured rental building.

JOHANES MIKHA GUNAWAN

LAND DEVELOPMENT ANALYST

Johanes brings a multidisciplinary background in real estate development, architecture, and business, shaped by his professional and academic experience across Indonesia, Hong Kong, and Canada. His experience spans residential, commercial retail, and mixed-use development, focusing on financial modeling, feasibility studies, market research, highest-and-best-use analysis, and development strategy. Bridging business and design, he combines financial, market, and land-use perspectives to evaluate development opportunities and support informed decision-making. He holds a Master of Business Administration (MBA) from Simon Fraser University, a bachelor’s degree in Architectural Studies with a minor in Urban Studies from Hong Kong, and an advanced certificate in commercial real estate development from CREDA.

OLATUNJI EBENEZER TOLUWALOPE

PROJECT COORDINATOR

A PMP-certified Project Professional with a background in Geological Engineering and a Graduate Diploma in Technical Management from Kwantlen Polytechnic University. He brings experience coordinating and delivering complex infrastructure projects across the telecommunications and oil and gas sectors, with a strong foundation in project planning, stakeholder engagement, safety compliance, and team coordination.
Now joining JTA Developments as a Development Coordinator, Olatunji brings his diverse experience, strong communication skills, and commitment to operational excellence to a new chapter in his career. He is dedicated to contributing meaningfully to the organization's goals and to supporting the continued growth and success of JTA Developments.

MICA GRUSKO

INTERN DEVELOPMENT ASSISTANT

Mica joins JTA Development Consultants as Intern Development Assistant for the summer of 2026, bringing a sharp eye for organization, research, and project coordination. Currently completing a Bachelor of Commerce at UBC's Sauder School of Business, Mica has maintained Dean's List standing while developing a strong foundation in market research, brand management, and strategic direction. With experience coordinating multi-party projects across professional marketing roles, Mica contributes a detail-oriented and adaptable approach to supporting JTA's active portfolio.

Parisa Jebeli serves as the Accounting Manager at JTA Development Consultants, where she oversees financial operations, reporting, and internal accounting processes in alignment with the company’s strategic objectives. With a strong background in accounting and financial management, she brings a detail-oriented and analytical approach to financial controls and process improvement.
