2090 SW Marine Drive Secured Rental Proposal

November 7 to November 27, 2022

We would like your feedback on a rezoning application at 2090 SW Marine Dr. The proposal is to permit heritage retention and the development of two 2.5-storey infill buildings with basements. The zoning would change from RS-1 (Residential) District to CD-1 (Comprehensive Development) District. This proposal includes:

  • 25 secured market rental units;

  • A floor space ratio (FSR) of 0.69;

  • A floor area of 2,240.45 sq. m (24,116 sq. ft.);

  • A maximum building height of 12.8 m (42 ft.); and

  • 26 vehicle parking spaces and 50 bicycle parking spaces.(External link)

While we were preparing out site for excavation, our crew members with Pro-Can Construction had unearthed a mid-1920’s advertisement! Our team has carefully dissembled the boards and numbered them to be re-installed at a second home.

Our latest rezoning application was scooped up by Daily Hive right before the holidays. This “long-awaited” rental project and brand new, larger London Drugs store will provide a great addition to the neighbourhood and streetwall continuity. With 150 new rental homes being added to this great neighbourhood with excellent transit and community amenities, we look forward to bring this forward with Hastings Sunrise Development Limited and Rositch Hemphill Architects in 2021.

From our friends at CBC News, read about the incredible efforts to save one of the few remaining heritage homes in Vancouver's West End. Saved at the last minute from the wrecking ball, this century-plus year old home was moved first by truck along Beach Avenue, then by barge down False Creek, where it will soon be incorporated into a new rental housing project with another character home. Stay tuned for an update as we move this project forward.
