Designed by AVRP Architecture Inc., this building will be standing at 21.8 meters (71.6 ft.) facing Kingsway and will incorporate a rooftop deck parapet for added charm.

Description: Located in the heart of Kitsilano on it’s premier shopping street, West 4th Avenue, this proposed 4-storey development will feature a major retailer at grade with 59 units of market residential above. Designed by Vancouver-based architects MCMP, this project features a design that breaks the massing into distinct forms while bringing back a retail presence to the North-West corner of 4th Avenue and Macdonald Street. Working alongside Magnum Projects and CHIL Interiors, the team has created a stunning project that we are excited to see brought to market.

Mixed-Use Secured Rental with 20% Below Market

Client: Point Grey Developments

Description: Located at the gateway to Olympic Village to the north and the slopes of Mount Pleasant to its south, this proposed development will provide 122 units of secured rental housing, with 20% of the residential floor area dedicated to those with moderate incomes. This 20% dedication of income-tied units will provide a much-needed category of housing in this neighbourhood, with some of the best transit accessibility, walkability, and cycling routes in the Lower Mainland.

Applied under the City’s new Below-Market Rental Housing Policy, this design breaks the standard mould of apartment buildings that we come to expect in Olympic Village and harkens back to the industrial warehouse legacy of early 20th century False Creek.

Description: Located in the up-and-coming neighbourhood of Hastings-Sunrise in the East Village, this 6-storey mixed-use development not only adds new energy to the area, but retains and respects local architectural elements of the past. Submitted under the Secured Affordable Rental Housing Policy, the project will consist of a concrete main floor and underground parkade with wood-frame construction residential units above.  With 99 feet of frontage along East Hastings Street, this 12,080 square foot site will provide over 6,300 sf of commercial space on the main floor, 47 rental units in the 5-storeys above, and two levels of underground parking. Occupancy expected in Q2 2023.

Description: Located within the Cambie Corridor across from the Langara Golf Course, this 6-storey mixed-use development will consist of a concrete main floor and underground parkade with five levels of wood-frame construction residential units above. At 2.5 FSR and with 318 feet of frontage along West 49th Avenue, this 37,496 square foot site will provide over 19,700 square feet of commercial space on the main floor and 92 strata units.

The design features small-scale neighbourhood commercial spaces along West 49th, wrapping around the corner to provided quiet outdoor patio seating along Columbia Street while preserving large mature trees on the property. Providing enhanced safety and live-ability to the northern laneway, the project features 10 townhomes with generous patios and landscaping.

Description: Located in the up-and-coming neighbourhood of Hastings-Sunrise in the East Village, this 6-storey mixed-use development will add 150 greatly needed residential rental units to the city. With 320 feet of frontage along East Hastings Street, this project features a concrete main floor of almost 33,300 square feet of commercial space that will be home to a new neighbourhood London Drugs department store, 5 levels of wood-frame residential above, and 2 levels of underground parking.   

Situated on a 39,600 square foot site, the largest challenge was integrating a very long structure with that of mainly a single retailer along East Hastings Street, into the smaller-scale neighbourhood shopping area. By animating the corner of East Hastings and Penticton Streets with a CRU for a restaurant or café, and integrating a separate entrance for the London Drugs medical clinic, the main floor of the building was able to address a more pedestrian friendly and varied streetscape. Through architectural elements enacted on both the commercial main floor and residential portions above, the building reads as multiple structures along the entirety of the site, giving the sense of a varied and visually diverse streetscape.

Completed in 2021, this building combines modern aesthetics with functional living spaces, making it a noteworthy addition to the neighborhood's landscape.

Heritage Building Redevelopment

Description: Located in the very heart of Strathcona, this project was able to rehabilitate and add over 3,200 sf to two existing multiple dwelling buildings on the site. The project consisted of restoring the original heritage facades, joining the two structures together, adding a cellar to the South Building, and converting the existing dwellings to allow more units.

Character Building Renovation - Secured Rental Housing

 

Originally built in 1926, this renovated character building along Cambie Street was completely retrofitted and modernized on the inside, while retaining its nearly century-old street-defining presence within the Cambie Village. This project not only preserved the character along the Cambie Corridor, but increased the area’s vital rental housing stock from 14 units to 19.
